I mean banks charge interest at maximum 15% per annum. But some of these guys promise returns of 25% and more! So why do they lose out that 10%? Why not simply borrow as much as is required from the bank?

Many reasons not the least are: no state income tax,conservative fiscal gov.,cheap land, no snow(unless you want it(panhandle),3 of the 7 largest cities in the US,energy center of US,High tech second only to silicon valley(according to Californians)(Texas inst,Dell,etc),Soon to be center for wind energy in US,in short Texas doesn’t need anything from the rest of the country.This may sound like an idle brag but the only person who would disagree with it has never been here.True some people leave when promised pie in the sky(like Nevada,Arizona,Florida,Calif. or the northeast) but when they realize their shortsightedness they come back(DARN!!!)
